Survey of 1,000 Real Estate Agents Reveals the Top Six Ways to Sabotage the Sale of Your Home

 

Pell City, Alabama: The most common reasons that a house will not sell in a good market are often well within the control of the home seller according to a recent survey by the ActiveRain online real estate community. In a poll of over 1,000 real estate agents, it was revealed that the top six ways home sellers turn potential home buyers away are:

 

1. The home is overpriced

2. It is difficult to set a showing time

3. The seller is unwilling to depersonalize or declutter the home

4. Unpleasant odors

5. The seller is unwilling to negotiate with buyers

6. The seller refuses to make repairs

 

Nicole Anderson Walters, a local REALTOR with Lake Homes Realty, confirms that these same findings hold true for homes in the Pell City and surrounding areas. “It is up to the agent to educate the seller on aspects of the home selling process that can instantly turn off a potential buyer,” stated Walters. “However, some sellers get on the defensive when you point out pets, odors, and housekeeping, so it is a very fine line to walk!”

 

Walters reflects on a time she was showing a conservative couple homes in the Riverside area and was met with a very, unexpected surprise. After ringing the door bell and calling out their entrance, Walter’s clients were shocked to find a man in his underwear fast asleep on the living room couch. Needless to say, the couple decided to move on the next home in their search!

 

“I wish stories like this weren’t common in my line of work. A good real estate agent spends plenty of time with their sellers before their house ever goes on the market to avoid these expensive mistakes.”

Smitherman will advise about The Better Business Bureau’s rating system for businesses which can help you decide who to contact. He will also entertain questions from the audience as time permits. Average price in December 2013 was $203,043 compared to $185,579 in December 2012 (9% increase)

Median price in December 2013 was $159,900 compared to $155,000 in December 2012 (3% increase)

Inventory totaled 7,439 for December 2013 compared to 7,578 in December 2012 (2% decrease)

Wild and Wonderful Wednesdays at the Pell City Library

The Honorable Helen Shores Lee, grew up during the racially turbulent times of the 1960s in Birmingham, Alabama.  It was a difficult time fraught with violence and racial inequalities, but for the daughter of a prominent Civil Rights Attorney, Arthur Shores, the violence of the time became personal . . . because she lived it.  Judge Helen Shores Lee will tell her family’s poignant story of courage and perseverance at the Pell City Library on Wednesday, November 20th at noon.  This story has been chronicled in a book written by Judge Lee and her sister, Barbara Sylvia Shores, along with Denise George, entitled The Gentle Giant of Dynamite Hill, published by Zondervon in 2012.
 
Judge Helen Shores Lee tells her story with dignity, grace and humor. She currently serves as Circuit Judge of the Tenth Judicial Court of Alabama. Meet Judge Lee, the special guest speaker for the library’s Wild & Wonderful Wednesday series.  It will be a program that you will not want to miss.  Join us!
